What Commercial Carpet and Tile Cleaning Costs in Palm Beach County

My last name is Mullarkey, which sounds like malarkey, so I've spent 27 years being unusually straight with people just to get out ahead of the joke. That includes pricing. Most cleaning companies in this county won't put a number anywhere near their website. Here's mine.

Those are standard rates for standard condition. Under 10,000 square feet, call me with the footage and I'll give you a number on the phone. Stripping and waxing VCT is quoted on the floor type and the square footage. Whatever the number is, you get it before we start, and it doesn't move once we're in the building.
About 30% of my work is already commercial, and I want that number a lot higher. Waterway Cafe in Palm Beach Gardens is one of ours, and their dining room chairs are on a schedule rather than an emergency call. I'll be direct about why: one recurring account here produces roughly three days of work a month, and three predictable days beat a week of chasing one-off jobs. So when I quote your building, I'm not pricing a transaction. I'm trying to earn a schedule.
Why the per-foot rate drops as the space gets bigger
Setup is the expensive part. Getting the truck placed, running hose, protecting corners and door frames, moving what needs moving. That work costs about the same in a 12,000 square foot suite as it does in a 60,000 square foot building, so on the bigger job it spreads across a lot more floor. That's the whole reason the rate steps down at 50,000 square feet, and it's why I'd rather quote your three buildings together than one at a time.
Residential carpet gets priced per room, and I break that down in what carpet cleaning costs. Commercial doesn't work that way, because rooms in a commercial building are not a useful unit of anything. Tile is per square foot on both sides, and that math is here.
What I do for commercial clients
- Carpet cleaning, including large open office floors and corridors
- Tile and grout, which in Florida is usually the bigger job
- Upholstery, from lobby seating to conference chairs
- Stripping and waxing VCT and other commercial hard floors
- Recurring monthly and quarterly schedules covering any mix of the above
Stripping and waxing deserves a specific note, because the calls I get are usually not routine maintenance. In February I took on a ceramic floor in North Palm Beach where a tenant had waxed it themselves and the wax had started to peel. I told the owner up front it was going to be a hard job. That is the kind of floor most companies quote high and then find a reason not to do.
One thing I won't do is mold remediation. I'm certified for it and I don't want the work. Nobody is happy during a mold job, and I'd rather be the company you're glad to see.
What you're really buying from a commercial vendor
If you manage a property, you already know the cleaning is the easy part. The hard part is whether the vendor shows up.
My equipment is maintained because a breakdown in your building is my problem, not yours. The gas is full, the oil is changed, the tires are good. We're not dripping oil in your parking lot and we're not going to quit halfway through a floor because a machine gave up.
The price doesn't move, either. That's the complaint I hear most about this industry, and it usually happens on site: this spot is another ten dollars, the stairs are extra, the hallway counts as a room. I build the whole price up front. DJ can walk into a building I've never seen and the same number comes out of his mouth that came out of mine on the phone, because we don't have two prices.
Two people, thirteen years
I answer my own phone. The number on this page is my cell. DJ runs the jobs and has been with me thirteen years, which means you get the same two faces every visit instead of whoever the dispatcher had available.
I'm IICRC-certified in carpet cleaning, hard surface restoration, and water restoration, among others. DJ is certified in carpet cleaning. Anyone new works alongside the two of us before they run anything on their own.
We use New Line products, made in Florida. Consumer-friendly chemistry, nothing proprietary, nothing secret. That matters more in a commercial building than a house, because you have tenants and staff walking back in the next morning and somebody is going to ask what we sprayed. Ask to see the label and you'll see the label.

What to ask any commercial cleaning contractor
Not just me. Ask all of us the same five things and the answers will sort the field out quickly.
- Is the quote for the whole scope, or does it grow once you're on site?
- Who is physically doing the work, and is it the same people next quarter?
- What's in the products, and can I see the label?
- What certifications do the people on the truck actually hold, not just the company?
- What happens if a machine fails halfway through my floor?

Yes, and it's the work I want most. Regular monthly and quarterly schedules for carpet, tile, upholstery, and floor stripping and waxing. Recurring work is easier for both of us to price and plan around, and the building never gets far enough behind to need a rescue.
